Home Information Packs (HIPs) were introduced in July 2007. Since 14 December 2007, all residential properties marketed for sale in England and Wales are required to have a HIP, which includes documents such as the local search, Energy Performance Certificate (EPC) and evidence of title.
HIPs, for the first time, put the responsibility of collating information about a property on the seller rather than the purchaser, and aim to help reduce the number of transactions that fall through between offer and exchange by trying to ensure buyers are well informed from the outset.
