Important changes to HIPs are coming in to effect. From 6 April 2009:
- The Property Information Questionnaire (PIQ) becomes a required document, which
sellers must complete before they market their property
- The first day marketing exemption is being removed, which means the basic HIP must be in place prior to marketing the property
- All searches, whether by local authorities or search companies, must be complete with no gaps in the data covered by insurance
- Local authorities will be able to set their own prices for providing data to search companies, which means that the cost of Legal HIPs will increase by £35 + VAT as of 1 April as an interim measure until all councils have announced their pricing structures
